About Us:
Phillips Brothers Acquisitions is a real estate investing company located in Alpharetta, GA. Our company is focused on flipping single-family homes throughout metro Atlanta. We handle all aspects of the process in-house, including sourcing deals, purchasing/financing deals, project management, and ultimately selling the homes. At the moment, we are doing around $20 million in revenue per year. We are currently a small team of 10 people. We have a GREAT work environment, and our team is essentially a 2nd family for each of our employees.
Job Description
We are looking to add an Acquisitions Manager that does well in a team environment. This position is key within the organization as they are responsible for driving all revenue for the company. At the highest level, the Acquisitions Team’s job is to LISTEN, understanding the needs of the homeowners and determining if we may be able to help them. They are responsible for facilitating the closing process, which includes answering any questions or objections clients may have, walking them through the process, and ensuring that the client feels confident when selling their home. This position has the support and help from our Business Development Representatives to provide quality leads who are ready to sell. These two positions will work together in the handoff of leads after they are identified and found from the business development reps. The Acquisitions Team engages in the highest-level conversations within the company, focusing on prospects who are ready to transact and nurturing customer relationships with previous clients and following up with those who may be ready to sell again.
Essential Duties and Responsibilities:
- Continue the sales process after a lead is identified by pitching the offer, negotiating pricing, and ultimately closing the sale.
- Following up with previous clients to maintain relationships.
- Collaborating in team meetings to further grow the sales team.
- Monitor industry trends to prepare for objections, remain knowledgeable in the field, and assess potential needs.
Expectations
The Team will provide all training, software, and leads for the Acquisitions Manager to be successful. Each member of the Acquisitions Team is required to close a minimum of 30 transactions per year. They will also have the full support from the Business Development Team, who is tasked with supporting them in a variety of ways, including generating all new leads, handing off valuable call notes, and keeping the system up to date.
Pay Structure
Acquisitions Managers are paid a guaranteed base salary of $50,000. In addition, they are paid a commission upon the successful close of each transaction. The commission rate is $1,000 paid on each the first 20 deals in a year, and then $3,500 paid on each deal after that. So, if the Acquisitions Manager closed 30 deals in a year, their pay would be the total of the $50,000 base, $20,000 in commissions on the first 20 deals, and then $35,000 in commissions on deals 21-30, for a total yearly compensation of $105,000. There is no income cap in this role, and an Acquisitions Manager could realistically close around 50-60 transactions in a year with the right combination of skill and work ethic.

Real Estate license is required, however non-licensed candidates can start out on the Business Development Team and the company will cover all licensing costs. Licensed applicants will be able to start immediately on the Acquisitions Team assuming the proper skills and experience.
