Allen & Rocks is looking for an enthusiastic maintenance supervisor to lead our team in Falls Church VA. The Ideal candidate must have strong communication skills, professional demeanor, attention to detail and the ability to work autonomously. Knowledge of appliance maintenance/repairs, electrical, plumbing, apartment turnover, HVAC and experience observing all health and safety guidelines.
Requirements
- CFC Certification including a minimum of 3 years of hands-on experience repairing R-22 and 410-A HVAC equipment is a requirement.
- A minimum of 5+ years of recent hands-on experience related to apartment maintenance. Ability to lift, push, pull, move > 75 pounds.
- 40 hour week plus overtime work as needed.
- High school diploma or equivalent; Certificate in HVAC, building maintenance technology.
- Certified Maintenance and Reliability Professional (CMRP) is desired.
Responsibilities
- Inspect grounds, buildings, and other community features to identify, minimize and correct hazardous property conditions or liability concerns.
- Perform general maintenance of electrical systems to include replacing light bulbs, switches, receptacles, light fixtures, and circuit breakers.
- Troubleshoot, repair, and maintain heating and air conditioning ventilation systems when necessary.
- Maintain and repair plumbing systems to ensure functionality.
- Maintain and repair apartment appliances.
- Basic carpentry skills needed for repairs and installation of interior doors, cabinets, and countertops.
- Perform manual repairs when necessary (fix locks, replace windows etc.)
- Assist in budget preparation and ensure it is followed.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by Community Manager.
- Maintain preventative maintenance program that extends the life of the community while minimizing future repairs.
- Maintain well-organized and property stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Manage and participate in on-call emergency at community.
- Plan for and utilize property resources, equipment and supplies economically by obtaining bids/pricing from vendors, suppliers, and contractors.
- Direct and monitor maintenance technicians, contractors, and vendors to ensure quality and expediency. – Updated verbiage
- Manage and participate in snow removal process and all other inclement weather conditions.
Skills
- Manual dexterity and problem-solving skills
- Knowledge of general maintenance processes and methods
- General operating knowledge of commercial hot water tanks (199,000 BTU)
- Knowledge and hands on experience working with drain cleaning machines, k-50 and 1500.
- Knowledge and hands on experience repairing drywall and drywall finishing.
- Ability to meet deadlines and multitask.
- Strong record keeping and analytical skills.
