Alden Short, Inc. leases and manages single-family homes in Dallas County. We are seeking the right person with Bilingual ability (verbal and written) to support our Residential Property Manager in overseeing all aspects of the lease agreement process - from coordinating the creation of a new lease to managing day-to-day administrative tasks. Will initially be heavily involved in the current transition to Yardi before moving on to other duties as listed below.
Primary Duties & Responsibilities as assigned by the Property Residential Manager:
- Process applications in accordance w/Rental Criteria & Fair Housing Guidelines; collect all verification documents, submit screening & submit to Property Manager for approval.
- Assist new residents thru the move-in process; obtain renter's insurance, utility confirmations & all other required data for the file.
- Prepare all lease documents for move-ins, renewals & roommate additions in a timely manner.
- Follow-up w/future & current residents to insure paperwork is executed properly.
- Manage & review final lease information & enter data into the property database.
- Review daily workflow to insure internal compliance; follow-up on renter's insurance expiration information.
- Handle & provide follow-up on typical lease-related issues.
- Receive & respond to incoming calls.
- Provide residents & applicants w/exceptional customer service & foster good resident relations.
- Organize & prepare correspondence for residents regarding house maintenance reminders & necessary updates.
- File evictions, appear in court & complete various other eviction-related tasks.
- Process notices & provide move-out instructions.
- Activate & track utilities for all vacant homes.
- Process move-outs & communicate status to team.
Qualifications for the Job:
- HS Diploma or equivalent - some college a plus.
- 1 year minimum experience in a Leasing Customer Service or Property Management related position
- Texas Real Estate License a plus but not required
Key Competencies:
- FLUENT IN ENGLISH AND SPANISH
- Excellent communication skills - both written and verbal
- Intermediate proficiency w/MS Office Suite including the ability to quickly learn data entry & reporting using applicable software platforms/databases
- Strong knowledge of the lease administration process, lease terminology & lease clauses
- Solid knowledge of Fair Housing Laws & the ability to apply them in daily interactions w/residents, applicants & prospects
- Excellent organizational & multi-tasking skills - detail-oriented
- Strong analytical & problem-solving abilities
- Ability to be pro-active and resourceful
- Maintain a professional office environment & treat fellow co-workers and residents w/ respect
Work schedule is Monday thru Friday and requires working on-site. Eligibility to qualify for gas rate fee assistance and applicable bonus plans once initial training completed is a definite potential. Work cellphone is provided.
