Responsibilities/Expectations
Superintendent ensures that projects meet their written expectations and assists subcontractors with any issues.
SCHEDULE
• Ensure the original project schedule is met.
o Assist the Subcontractors in working out scheduling problems.
o Educate Subs in the use of a schedule as a tool.
o Attend weekly site meetings.
o Set-up of project schedules.
o Superintendent should be onsite from the time the project opens, until the daily work is complete.
o Establish working hours for your project. Example 8am to 5pm Mon-Friday
BUDGET
• Ensure the original project budget is met.
o Educate yourself in managing the budget. Ensure that you as a Superintendent understand how to forecast spending, estimate needs, etc. to ensure each budgeted amount is not exceeded.
o Minimize spending at all costs without sacrificing progress or quality.
DOCUMENTATION
• Ensure that you are doing their paperwork as required.
• Ensure that your timesheets are turned in to the office by 12:00 noon on Mondays.
• Ensure that invoices are approved and to the Project Manager on a bi-weekly basis.
• Progress meetings; document minutes, attendees, topics and decisions.
• Daily Reports: ensure that they are filled out daily and include weather conditions, BWI Construction
• , LLC. and sub personnel, description of activities performed, material deliveries, etc. Ensure that a copy is given to the Project Manager on a weekly basis.
• Ensure the system to manage on-site documents, files, prints, submittals, etc., has been set up and is kept neatly and orderly.
• Superintendents that they should not sign subcontractors field orders, extra work orders, back charges, etc.
• Daily utilization of the Procore reporting system from Superintendent to BWI Construction, LLC
• Maintain project specifics, schedule status, safety, quality issues, owner issues, etc.
CUSTOMER SERVICE
• Ensure the project meets the Owner’s expectations.
• Build relationships with BWI Construction, LLC, Owner, Architect, and Subcontractors throughout the project process.
MOTIVATION
• Motivation of our subcontractors, field employees, and shop employees.
Superintendents are responsible for driving the project, and the general superintendent is responsible for supporting and helping motivate them however possible to help them accomplish that.
o Field employees: help set up and implement an organized field structure.
o Shop employees: work with and maintain a positive relationship with the shop manager.
o Maximize production to its full potential.
SAFETY
• Ensure all work is conducted in accordance with OSHA regulations.
o Understand OSHA regulations and requirements.
o Create safety conscience awareness for projects.
o Ensure the project maintains a safe working environment, on all BWI Construction, LLC Projects.
o Attending all OSHA inspections.
o Conduct safety meetings.
o Become certified in the 30-hour OSHA course.
TRAINING
• Help develop and implement a Zero Punch List (ZPL) program.
PERSONNEL
• Work to meet the needs of the job site manpower requests.
• Schedule field workers.
• Assist in the recruitment of new employees.
• Always communicate BWI Construction, LLC philosophies and values to all employees.
• Put some fun into it.
