POSITION SUMMARY
We are looking for an Area Maintenance Supervisor to ensure all functions related to managing maintenance in multiple of our Philadelphia area properties are in order. The role will involve working on-site at each property on a rotating basis subject to change based on current business needs. In this role you will be responsible for hiring and training staff and ensuring the smooth running of upkeep or repair operations as well as directing maintenance supervisors and technicians across several multifamily residential properties in the Philadelphia area.
Your responsibilities may include training of maintenance staff, where you will apply your technical skills and knowledge of various crafts such as carpentry, plumbing, heating/cooling systems, drywall, interior and exterior work. You will be reliable and demonstrate a great eye for detail. You should have experience utilizing property management software to track and manage maintenance tickets and purchases.
Leadership and knowledge of administrative and tasks such as scheduling are essential. The goal is to develop maintenance teams who will ensure that facilities are always in good and safe condition.
PRIMARY RESPONSIBILITIES
- Inspect facilities periodically to determine problems and necessary maintenance for several area properties.
- Supervise and train maintenance supervisors and technicians at the properties
- Prepare weekly maintenance schedules and allocate work
- Assist with recruiting and hiring of maintenance technicians
- Hire and supervise tradesmen during installations, repairs, or maintenance (electricians, plumbers etc.)
- Inspect and maintain building systems (heating, ventilation etc.)
- Contribute to the development of maintenance budget and ensure compliance
- Monitor inventory of materials and equipment
- Participate in coordination of projects (e.g., renovations) at properties across the area
- Ensure adherence to quality standards and health and safety regulations
- Inspect facilities periodically to determine problems and necessary maintenance for the properties
- Inspect and maintain building systems (heating, ventilation etc.)
- Coordinating building security and maintenance services.
- Negotiating bids and contracts for third party workers
- Other duties as assigned.
MINIMUM REQUIREMENTS
- Adherence to the company's mission and values in all aspects of the job.
- Five (5) years of experience in property and facilities maintenance; experience with residential properties highly preferred.
- Personnel Management Experience (minimum 5 years)
- Project Management
- Proficiency in Property Management Software and Digital Make-Ready Boards (Rent Manager a plus!)
- Excellent time management skills and ability to multi-task and prioritize work.

- Minimum high school diploma; Certification or associate's degree in a maintenance-related field preferred.
PREFERRED SKILLS
- Strong, recent background in multifamily residential real estate
- Candidates with CAMT Certification will be given preference.
SALARY AND BENEFITS
This full-time position will pay $75,000-85,000/year commensurate with experience, and is considered exempt from overtime pay under the federal and state wage and hour laws.
