We are seeking an experienced Maintenance Supervisor to join our team. The ideal candidate will have a minimum of 3 years of experience in maintenance supervision, preferably in the affordable housing sector. Experience with RealPage - Mobil Facilities and REAC inspections is required.
Responsibilities:
- Supervision and Leadership: Lead a team of maintenance technicians, providing guidance, support, and direction to ensure efficient and effective completion of maintenance tasks.
- Maintenance Operations: Oversee and coordinate all aspects of maintenance operations, including but not limited to plumbing, electrical, HVAC, carpentry, and general repairs.
- Preventive Maintenance: Develop and implement preventive maintenance programs to minimize equipment downtime and ensure the longevity of building systems.
- Vendor Management: Coordinate and oversee the work of external vendors and contractors, ensuring quality of work and adherence to budget and timelines.
- Compliance and Inspections: Ensure compliance with all relevant regulations and standards, including REAC inspections and other regulatory requirements.
- Budget Management: Assist in the development and management of the maintenance budget, ensuring cost-effective use of resources and timely procurement of supplies and equipment.
- Tenant Relations: Respond promptly and professionally to maintenance requests from tenants, addressing issues in a courteous and efficient manner.
- Safety and Security: Maintain a safe and secure environment for tenants, staff, and visitors by ensuring compliance with safety protocols and procedures.
- Documentation: Maintain accurate records of maintenance activities, inspections, and repairs, ensuring compliance with reporting requirements.
Requirements:
- Minimum of 3 years of experience in maintenance supervision, preferably in the affordable housing sector.
- Experience with RealPage - Mobil Facilities software or similar maintenance management systems.
- Familiarity with REAC inspections and other regulatory requirements related to affordable housing.
- Strong leadership and interpersonal skills, with the ability to effectively communicate and collaborate with team members, tenants, and external stakeholders.
- Proficiency in basic computer skills, including MS Office Suite and maintenance management software.
- Ability to prioritize tasks, manage time effectively, and work efficiently in a fast-paced environment.
- High school diploma or equivalent; additional certification or training in maintenance or related field is a plus.
- Drivers license required
