BUILDING MAINTENANCE WORKER
DEFINITION:
Under general supervision, to do a wide variety of semi-skilled maintenance and repair tasks at an assigned building; to perform routine custodial work; and to do related work as required.
JOB CHARACTERISTICS:
Normally a major portion of the time is spent in the repair and servicing of mechanical equipment and facilities in an assigned school and in performing semi-skilled repair and maintenance work on school equipment with incumbents spending a lesser portion of their working time performing routine custodial duties.
EXAMPLES OF DUTIES:
Inspects low pressure boiler systems, checking controls, valves, switches and water levels and making necessary minor repairs and adjustments; inspects ventilating systems to insure proper heat and air flow, replaces filters and checks room temperature; services fans, compressors and pumps by oiling, greasing and cleaning as required; performs maintenance repairs on plumbing systems, unplugging basins and lines and replaces flushometers; cuts and replaces glass windows; repairs and oils hinges and adjusts doors and door closers; replaces venetian blinds; replaces linoleum, vinyl, asbestos and cork floor tiles; repairs minor leaks in roofs and rain gutters; makes minor repairs and adjusts school furniture; assists journeyman level trades workers in major maintenance or construction jobs; may assume supervisory responsibility for school in absence of Head
Custodian; performs special maintenance and custodial work upon request of Principal and Head
Custodian; when not engaged in maintenance and repair work, performs routine custodial duties.
QUALIFICATIONS:
Knowledge of:
The basic tools, materials and standard practices of the building construction and mechanical trades;
Modern cleaning methods and the use and care of cleaning materials and equipment.
Ability to:
Use the basic tool and materials of the various building construction and mechanical trades;
Service boilers, heating and ventilating equipment;
Use cleaning materials and equipment with skill and efficiency;
Supervise the work of others;
Follow verbal and written directions;
Work cooperatively with others.
Experience:
One year of experience involving semi-skilled work in the building construction and mechanical trades.
Education:
High school education or equivalent in training and experience.
