POSITION SUMMARY:
Responsible for the business and financial activities of the business including budget and projection development and monitoring, all financial reporting, accounts payable, billing and collections, payroll, human resources, office administration and information technology. Develop a system of internal controls. Provide general oversight and support as needed to all departments.

Experience:
The Team Member will possess the following:
Undergraduate degree in a related major from a four (4) year college or university and ten (10) years experience; plus five (5) years supervisory and management experience
Minimum of ten (10) years of property management experience with residential buildings – highly preferred
Certified Apartment Manager or Accredited Resident Manager preferred and must be willing to obtain if instructed by Executive Management
Experience in multi-family rental housing industry
Experience in public housing, project-based voucher, tax credit and Section 8 is highly preferred
Strong working knowledge of New Jersey and Federal laws and regulations
Strong understanding of building systems, information technology, human resources and labor relations, recruitment, performance management, compliance, budgeting, financial reporting and purchasing
Achieve Fair Housing certification prior to interaction with prospects or residents.
Knowledge of OSHA laws and regulations.
Reliable transportation and a valid driver’s license
Ability to serve on-call, as scheduled or as necessary.
Ability to travel to attend various company gatherings either in the general vicinity of your home property or in another state.
PHYSICAL AND OTHER REQUIREMENTS

The Team Member will work in well-lighted and ventilated office area. This position is subject to frequent interruptions. This Team Member may encounter difficult individuals such as team members. RESPONSIBILITY/STANDARDS OF PERFORMANCE

Works with Property Level Teams to develop and implement resident retention programs like resident events, special promotions, monthly newsletters, etc.
Works with Property Level Teams to communicate with residents regarding any property events that may cause disruption within the community. Makes periodic inspections with current residents. Works with Property Level Teams to make courtesy calls with recent move-in/move-outs.
Works with Property Level Teams to ensure efforts are made toward the property being leased to the fullest capacity and in accordance with budget guidelines and goals.
Works with all Property Level Teams to work with the leasing team to achieve property goals and confirm that leasing staff techniques are effective in obtaining closing. In addition, ensures the leasing staff is gathering information about marketing competition consistently.
Works with all Property Level Teams to continually monitor and analyze traffic, conversion ratios, renewal information, and marketing data.
Works with all Property Level Teams to demonstrate the ability to understand financial goals and operate assets in owners’ best interests in accordance with the Policies and Procedures Manual.
Works with all Property Level Teams to Maintain accurate records of all community transactions (i.e. rent rolls, delinquency reports, move-ins/move-outs, etc.).
Works with all Property Level Teams to ensure that all rents, late fees, and check charges are collected, posted, and deposited in a timely manner.
Works with all Property Level Teams to maintain community appearance and ensures repairs are noted and completed. Ensures models and market-ready apartments are walked on a regular basis and communicate any service-related needs to maintenance.
Works with all Property Level Teams to update make-ready boards indicating vacant status and verify accuracy on a daily basis.
Works with all Property Level Teams to hire, train, motivate, supervise and terminate all on-site staff in order to achieve operational goals of assigned property. This includes new employee training, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
Works with all Property Level Teams to participate in training in order to comply with new or existing laws.

Strategy and Budgeting
Support efficient budget and projection development
Work closely with managers and other team members to ensure needs are incorporated into budget
Monitor properties to ensure budgets are followed
Overall Company Strategy and Implementation – In conjunction with President and Vice President, Development, participate in the development of a yearly strategy along with specific implementation outline and plan. This will include top line sales down to net, net profits. Overall plan will be a complete roadmap on how the business will achieve its yearly goals.
Financial Oversight
Compare performance actuals with plan forecasts and strategically interpret results
Establish critical internal controls and policies such as expense authorizations, tracking, and reporting
Ensure compliance with all government reporting requirements
Oversee all tech and logistics within the company. To include all stores, as well as internal needs. This will include identifying needs within all areas of the business and developing solutions, executing implementation, identifying, and utilizing outside resources as well as internal needs, and potential hires.
Vendor Management, Purchasing Cycle and Inventory Management
Participate with other team members to ensure that vendor relationships are monitored and evaluated on a periodic basis to ensure that service levels are met and to ensure that effective procedures are in place to control costs
