Reporting directly to the Managing Partner and Chief Operating Officer, the Chief Financial Officer will play an integral role in driving company growth by managing and reporting on all fiscal and fiduciary affairs of the organization, including reporting to investors, lenders, grantors and government agencies; cash and investment management; budgeting and forecasting; and managing the day-to-day operations of the accounting department. The CFO collaborates with other senior staff to develop and implement the organization’s business plan in order to meet its strategic goals. The CFO recommends the financial strategy for reaching the organization’s goals, monitors and analyzes financial results. POSITION QUALIFICATIONS
- Financial Strategy Development: Serves as the company's financial leader, developing and implementing financial strategies to ensure that financial objectives are aligned with overall corporate strategy. Collaborate with senior management to develop effective financial plans based on a comprehensive assessment of market trends, competitive environment, and internal resources.
- Capital Management: Manage the flow of capital to protect the company's normal operation and investment needs. Effectively monitor cash flow to ensure that daily operations and investment plans can be soundly advanced. Responsible for coordinating financing arrangements to meet short-term and long-term capital needs.
- Risk Management: Assesses and manages the company's financial risks. Identify internal and external risk factors and develop appropriate risk management strategies to ensure that the company remains robust in an unstable environment. Maintains and procures various liability and insurance policies.
- Financial Reporting and Compliance: Prepare accurate and transparent financial reports to ensure the company's compliance with accounting standards and regulatory requirements. Communicate true and accurate financial information to investors, regulators and other interested parties.
- Investments and M&A: Participate in the development of the company's investment strategy and evaluate potential M&A opportunities.
- Due Diligence: Conducts thorough due diligence and in-depth analysis of business risks and rewards to provide key recommendations for the company's growth and expansion. Optimizes the investment of funds in accordance with the Company’s Investment Policy.
- External Partner Communications: Maintain strong relationships with external partners such as investors, analysts, bankers, etc. Manage investor relations on behalf of the company, communicating the company's financial position and strategic direction.
- Internal Controls and Audit: Ensure the effective operation of internal control systems and safeguard the accuracy and reliability of financial data. May be involved in activities such as internal audit and risk management.
- Leadership and Team Management: Leads the finance team, manages the finance function, encourages teamwork, develops talent, and ensures that the team contributes positively to the company's financial goals. Supervises the accounting staff on day-to-day operations that includes, but is not limited to, month/year end close, accounts receivable & payable, financial reports, payroll, invoicing, cash receipts and disbursements.
- Forecasting: Analyze financial data to provide in-depth performance analysis and future trend forecasting for senior decision-making.
- Budgeting: Oversees organizational budgeting, accounting and cash management to ensure accurate reporting, interpretation and analysis of financial results in conjunction with forecasts and long-range plans.
- Consolidated Reporting: Manages and supports the preparation of the annual consolidated corporate audit and tax returns. Prepares the annual corporate consolidated financial statements.
- Audits: Oversees and reviews property audits and tax returns prepared by the Company’s professional services firm.
- Process and Policy: Establishes and maintains controls to safeguard assets; documents and recommends improvements to internal financial policies and procedures
- Financial Statements: Develops and complete timely financial statements and report on transactions and/or information requests.
- Cash Flow & Capital: Manages and monitors the organization’s cash flow and real estate development capital needs.
- Collaboration: Works collaboratively with Operations staff to review potential acquisitions, debt, equity and proposals and partnership and operating agreements.
- Documentation: Reviews key legal agreements, including mortgages, loan documents, subordination agreement and guarantees as part of a financing and construction loan closing that may involve Bond Financing, Low Income Housing Tax Credits, Historic Tax Credits, New Markets Tax Credits, Public Subsidies and Contracts, and/or Private Debt.
- Funding Requests: Works closely with the Accounting Team to prepare and issue funding requisitions for all real estate development projects in construction.
- Project Requests: In conjunction with the real estate development staff and auditors, ensures that equity draws, project cost certifications and other specialized reporting to investors, government agencies, and others are completed accurately and timely.
- Asset Management: Supervises Director, Asset Management who oversees the operations of asset managed housing, commercial properties, and third-party property managed assets.
- Values: Ability to embody Cobblestone Development and Consulting LLC values every day.
- Travel: Visit properties, new developments, and home office on a regular basis. This position requires up to 15-20% travel.
- Other duties as assigned. The position may also be modified to accommodate the specific needs of the business.
SKILLS & ABILITIES Education
- BA or MBA in Finance or Accounting required, other additional relevant advanced degree and/or certification, such as a CFA or CPA CFA, CPA preferred.
Experience
- At least 10 years of demonstrated relevant finance and accounting experience, with at least five years’ experience as a CFO or Director of Finance, with both technical and management proficiency in operations of a real estate development organization.
- Knowledge and experience with real estate accounting and finance, preferably in multi-family, new development, hotel/hospitality, mixed-use, and single-family housing.
- Use of collaborative and facilitative approach and the flexibility to work with broad range of cultures, personalities, and work styles.
- Commitment to community development, helping communities, and a strong work ethic and understanding of multifaceted business models.
- Professional demeanor and willingness to cooperatively participate on a team in a mission-based organization.
- Ability to demonstrate the greatest level of flexibility in an environment with frequent changing priorities required to meet the needs of internal and external customers.
- Demonstrated experience with design and implementation of enhanced financial systems and procedures.
- Demonstrated ability to prepare clear, accurate, well-organized written and financial reports and to communicate verbally in an effective and concise manner.
- Proficient in Microsoft Office, accounting software programs, and network administration.
- Supervisory experience required.
- Demonstrated community involvement, a plus.

Computer Skills:
- Advanced usage of Microsoft Office Suite, including Microsoft Teams, Outlook, Word, and Excel. Yardi Accounting and implementation experience required. Familiarity with property management software such as Yardi Matrix, Entrata, and Onesite. Proficiency operating remote software for virtual team meetings. Proficiency with HTML and Adobe Acrobat.
REGULAR WORKING CONDITIONS
- This position will involve 95% of the time in an indoor office environment.
- Requires driving and other travel up to 15-20% of the time.
- Seldomly works in outdoor weather conditions.
- This position will have intermittent supervision.
- The regular weekly schedule for this position will be as follows:
- Monday - Friday, 8:00 AM CST – 5:00 PM CST.
- Position may occasionally require some evenings or weekends to meet job requirements.
